Red Oak or White Oak? The Same Stain Looks Different on Each
Color & sheen
Nearly every Atlanta home built before about 2005 has red oak, and nearly every new build has white oak. Red oak carries a pink undertone and open grain; white oak is olive-brown and tighter. How many times can a hardwood floor be refinished?
Solid 3/4-inch hardwood has roughly 6-8mm of wood above the tongue, which is four to six full sands over the life of the floor. We check how much is left by measuring at a vent cut or a threshold, so you know where your floor stands before you spend anything.
What do we do with the furniture?
In most cases we move it. Standard furniture gets shifted room to room as we phase the work, or out to the garage and back once the floor is done. Tell us at the estimate visit what is in the rooms and we will tell you what is included. The things we ask you to handle are the ones nobody else should touch: pianos, gun safes, aquariums, and anything with sentimental value you would rather carry yourself.
Do we have to move out?
Most families stay. We seal the work zone, run negative air and phase the rooms so there is always a path through the house. The exception is a small single-level home where the whole floor plan is the work zone, then two or three nights elsewhere makes life easier.
Water-based or oil-based finish?
We use water-based on most homes: it cures faster, smells far less, and modern two-component formulas are harder than oil. Oil-based still has a place if you want that amber warmth on old heart pine or red oak. We will show you both on your floor.
Can you match the new work to floors in the rest of the house?
Usually, and it is worth being honest about the limits. Same species and same stain gets very close, but a floor that has aged forty years under UV has a color no fresh stain reproduces exactly. We sample against the existing floor and tell you before you commit whether it will read as matched or as adjacent.
What does it cost to refinish hardwood floors in Atlanta?
Between $3.00 and $4.00 per square foot for a full sand and three coats. Where you land depends on square footage, whether stairs are included, how much repair work turns up under the old finish, and whether the floor needs an extra pass to pull out old adhesive. Does Georgia humidity affect a newly refinished floor?
It affects the cure more than the finish. Water-based finishes cure slower in high humidity, which is why we build an extra day into summer schedules rather than rushing furniture back. Once cured, seasonal movement shows as small gaps in winter and closes again by June. That is normal on solid wood and not a defect.
Are you licensed in Georgia?
We hold Georgia general contractor license RBCO008240. On a floor job that matters more than it sounds: when a sand uncovers a soft subfloor or water damage that reached the framing, we carry the work through instead of stopping at the flooring.
