Which Hardwood Floor Service Do You Need?

Sanded back to bare wood, stained to a color you approve on your own floor in your own light, and sealed with a finish built for a house people actually live in. If boards are damaged rather than just tired, board repair comes first. Dust stays contained. Most homes are done in four to six days.

Four Things That Do Not Change

These apply to a one-day cleaning and a four-month renovation equally. They are the reason the service you pick matters less than who does it.

Measured in your home, not estimated over the phone. That number is the invoice unless you change the scope, and there is no charge for the visit.

If a cheaper service solves your problem we say so. Plenty of floors quoted elsewhere for a full sand only needed a recoat at half the price.

Questions About Picking a Service

Choosing between them

What if I pick the wrong one?

Nothing happens. The estimate is free; we inspect the floor in person, and if you asked for the wrong job, we tell you before we quote. The symptom picker above is a starting point, not a commitment. Several problems look identical from standing height and different from six inches away.

Can I combine two services in one project?

Usually, it is cheaper than running them separately. Refinishing plus stairs is the most common pairing, and doing both at once is the only reliable way to match them, because they are sanded and stained in the same batch. Repair plus refinishing is the second most common.

If I need two things, which comes first?

Repair always precedes refinishing; sanding a damaged floor just gives you a smooth, damaged floor. Subfloor work precedes installation. Stairs can go either before or after floors, though the same project is better for matching. We'll sequence it for you and explain why.

Do you charge for estimates on all of these?

No, on any of them. That includes remodeling walkthroughs, which take longer. For repairs, sending photos first often narrows the scope before anyone visits.

Which service is cheapest?

Deep cleaning, by a wide margin, is the one thing people are least likely to ask for. It only works on a floor whose finish is still intact, but that describes far more floors than most homeowners assume. It is worth ruling out before you consider anything heavier.
